HYRUM — The largest private home in Utah is set to go under the hammer next month, offering bidders a chance to own a 70,000-square-foot estate in Cache Valley that blends luxury living with whimsical, Disney-inspired design.

Known as the Lazy R Ranch, the 154-acre property at 200 East 7000 South in Hyrum features a five-level, 40,807-square-foot main residence, a 27,080-square-foot pool barn, and a 2,266-square-foot underground tunnel reminiscent of a “Star Wars” set.

Originally listed for $34.5 million, the estate is now listed at $19.5 million and is located just two miles south of Mountain Crest High School. It will be auctioned by Sotheby’s Concierge Auctions with bidding starting on June 5 and concluding on June 18. Starting bids are expected up to $8 million, with a $100,000 refundable deposit required to participate.

The main residence includes eight bedrooms, each with vaulted ceilings, walk-in closets, wet bars, and en-suite bathrooms. Unique features include a Swiss Family Robinson-inspired bunkroom, a replica of Disneyland’s Tiki Room, a Frontierland-themed shooting range, and a “Cars”-themed raceway.

The pool barn, still under construction, is designed to house an indoor swimming pool, exercise area, and event space. Additional amenities on the property include a guest house, a five-bay shop, a well house, and a large pond.

“This estate is truly unlike anything else in the western United States,” said listing agent Kerry Oman of Summit Sotheby’s International Realty. “It offers an unmatched combination of space, luxury, and versatility—creating a perfect environment to live, entertain, and make memories that will last a lifetime.

“Whether you’re hosting family gatherings, special events, or simply enjoying the breathtaking views and peaceful surroundings, the estate will deliver an incredible living experience.”

Originally constructed by the Spillman family for family and company retreats, the home was placed on the market before it was ever fully completed. Spillman originally developed and provided software for public safety, including Computer-Aided Dispatch (CAD), Records Management Systems (RMS), and Jail Management Systems and was acquired by Motorola in 2016.
